Does Your Water Heater Need Service?
Water heater services are one of the top reasons that homeowners seek the help of a licensed professional. Often people take the water heater for granted, expecting hot water to be available on demand. When a water heater breakdown happens, it can really remind everyone how lucky Americans are to have access to hot water every day. Keep the water heater working at its most efficient by learning all about how they work and what maintenance can be done at home.
What Is a Water Heater and How Does One Work?

Cold water enters the tank through the dip tube and is warmed up with the heating element. As the water heats up, it rises up to the top of the water heater tank so that it can be distributed throughout the home where it is needed. The temperature that the water reaches can be set by the homeowner according to their needs, using the tank’s thermostat.
The water heater also comes with safety measures to prevent an explosion. Often known as the T and P valve (or temperature and pressure valve), it opens if there is too much of a build-up of either inside of the tank.
What Water Heaters Services May Be Needed and Why?

While every water heater is different, most water heater services are needed because of a few common problems.
The number one cause of most water heater issues is the age of the tank. Like all parts of the home, normal wear and tear adds up over time and lead to more frequent breakdowns and eventually need for replacement. On average, a water heater can be expected to last around 10 years.
Internal rust and sediment build-up is another reason homeowners seek water heater services. Too much sediment clogs the system and stops it from being able to heat the water effectively, leading to breakdown. This is especially an issue for homes in areas with known hard water.
Should a Homeowner Perform Any Water Heater Maintenance?

One of the most important water heater services a homeowner can perform is regular maintenance of their system. Knowing the normal sounds of the water heater as well as what can be done to maintain the system and keep it working efficiently is part of homeownership.
An easy way to do this is by draining the sediment from the bottom of the tank once yearly. The longer that sediment is allowed to build up on the inside of the water heater, the shorter the lifespan of the unit will be. Homeowners can simply grab a large bucket, locate the drain valve, and open it slowly to drain just a few gallons out. Keep an eye on the water. Once there is no sediment in it, close the drain valve back up. It is important to remember that the water will be hot, so homeowners should take precautions to avoid being burnt.
Water heater services should be performed at least annually by a licensed plumber as well.
